Crown Point Equities was founded in 2022 by Kristopher Armstrong and Daniel Passov, two founders who had each built and exited companies and chose San Diego coastal real estate as the discipline worth mastering next. The firm takes its name from Crown Point, the Pacific Beach neighborhood where the partnership began.
The model is deliberately narrow: coastal San Diego infill development, executed end to end. Underwriting, design direction, entitlement, construction management, and leasing all run through the firm.
Kristopher has led more than fourteen San Diego redevelopments: value-add renovations, garage conversions, ground-up construction, and full repositioning. A licensed real estate broker (DRE #01924475) with over a decade in San Diego real estate, he previously co-founded Custom Pro Logistics and scaled it from a startup to a national firm with over $27M in annual revenue before its sale in 2018. On every Crown Point project he is the principal on site: site selection, entitlements, design coordination, construction management, and final delivery.
Daniel builds companies. He founded Design Swagg and grew it into one of San Diego's fastest-growing companies before its sale in 2018, then founded Strata Capital Group, whose portfolio includes Neon Rose, an agency he helped build to over $60M in revenue since its founding. At Crown Point Equities he directs the operating side of the firm: operations, finance, legal, underwriting standards, and capital strategy. The projects perform because the company behind them is built to perform.
Every acquisition comes down to density and demand: how much more the land can carry, and how deeply the submarket wants it. Crown Point Equities would rather execute a few projects completely than many projects partially. The principals invest in every deal the firm does.
